I, BEGINNING at a point on the easterly line of Oyster Ponds Lane,
260.15 feet northerly along said line from the northeasterly _
corner of land conveyed by N. Alfred Luce to Charlotte L. Cullen
by deed recorded in liber 2487 cp 164; running thence along said
easterly line of Oyster Ponds Lane, north 28°13' east, 100 feet
to land conveyed by said N. Alfred Luce to Winthrop If. Kellogg
and Gertrude E. Kello;g, his wife, by deed dated July 31, 1946;
running thence along last described land, south 64'19' east, 189.72
feet to the northwesterly corner of land of Lukeman; thence along
said land of Lukeman, south 2604d'50n west, 84.4 feet to land of
Dorman, formerly of Vail; thence along said land of Dorman, south
26°29'50" west, 15.50 feet; thence along other land of N. Alfred -
Luce, north 64019' west, 192.26 feet to the point of beginning.
BEING and intended to be the same premises conveyed to the party
of the first part by deed made by Norman B. Mullen and I:iildred B.
Mullen, his wife, dated September 25, 1959, and recorded in tle
office of the clerk of the County of Suffolk
SUBJECT to any state of facts an accurate survey might snow.
SUBJEOT to covenants, restrictions, easements, agreements, reserva-
tions and zoning regulations of record, if any.
SUBJECT to a certain mort„age executed by the party of the first
part as mortgagor to the forth Fork Bank and Trust Company as
mortgagee, which mortgage is dated September 25, 1959, and was
recorded on September 39 1959, in the office of the clerk of the
County of Suffolk in liber 3301 of mortgages, page 341, and on
which mortgage there is now due tae sum of $6970.00 ��}'th interest
thereon at the rate of 5=�% per annum from December/, 1961, and
the party of tiie second part hereby a.asumes and covenants to pay
such mortgage debt and interest as part of the consideration for
this conveyance.
