BEGINNING at a point on the westerly boundary line of land formerly of Costas
Stars, South 11° 23' 30" East, 630.31 feet along said boundary line from the
easterly terminus of the southerly line of Aquaview Avenue, and running thence
North 78° 36' 30" East, 105 feet to the westerly line of a 50 foot private road
known as Stars Road; thence along said westerly line of Stars Road two courses,
as follows: (1) South 11° 23" 30" East, 98.52 feet; thence (2) South 17° 26' 30" East
21.60 feet; thence along land now or formerly of Constantino Vazquez, South
78° 36' 30" West 107.28 feet to said westerly boundary line of land formerly of
Stars; thence along said boundary line, being along lands formerly of Brown
and Cru. North 11"23' 30" West, 120 feet to the point or place of beginning.
TOGETHER with the right to use, in common with others, the several rights
of way over private roads to and from public roads and Long Island Sound,
and the beach rights and privileges, as conveyed by Costas Stars to Peter C.
Frumenti and others, by deed dated March 25, 1961, and recorded in the office
of the Clerk of Suffolk County on March 27, 1961 in Liber 4965 of deeds at page

BEING AND INTENDED TO BE the same premises conveyed to the party of the
first part by Peter C. Frumenti by deed dated June 2nd, 1962 and recorded
June 4, 1962 in the Suffolk County Clerk's Office in Liber 5174 of deeds at page
509
