Van Tuyl, C.E., and filed in the Office of the Clerk of Suffolk County on September 23, 1927 as Map No. 275, being more particularly bounded and described as follows: ri BEGINNING at a point on the southwesterly side of Knoll Circle where the same is intersected by the division line between Lots 26 and 27 on said Map; running thence along the southwesterly side of Knoll Circle South 31 degrees 42 minutes 50 seconds East 56.0 feet; thence South 17 degrees 05 minutes 50 seconds West 119.87 feet to Spring Pond; running thence along the same, the tie line of which bears North 52 degrees 56 minutes West 75 feet to the division line between Lots 26 and 27 on said map; thence along the same North 29 degrees 17 minutes 40 seconds East 134.17 feet to the southwesterly side of Knoll Circle at the point or place of BEGINNING. TOGETHER with rights of way to the beach and the use of said beach and subject to a $5.00 annual beach charge as set forth in Liber 1394, cp 449. BEING AND INTENDED TO BE the same premises conveyed to the sellers herein by James A. Stokes and Constance M.
