ALL that tract or paro.el or land situate, lying and being at
East Marion, in the Town of Southold, County of Suffolk and State
of New York, and being more fully bounded and described as follows:
BEGINNING at a point on the boundary line between land ot the
party of the first part and land of Northern Oyster Company 261.43
feet easterly along said boundary line from a monument on the east-
erly line of Shipyard Lane; from said point of beginning running
along land of the party of the f'irst part, North 25 degrees 08 m1nu-
tes 50 seconds West a distance of 107.61 teet to the southerly line
of a 50 foot Private Road; thence along said southerly l1ne, North
64 degrees 51 minutes 10 seconds East a distance at 120.0 .feet;
thence along said land of the party of the first part, South 25 de-
