BEGINNING at a point on the northerly line of a 50 foot private road running
easterly from Aquaview Avenue, said point of beginning being North 66 degrees
36 minutes 30 seconds East 5.14 feet and thence South 78 degrees 23 minutes 30
seconds East 94.86 feet and thence South 71 degrees 23 minutes 30 seconds East
46.19 feet along said northerly line from the easterly terminus of the northerly
line of Aquaview Avenue; from said point of beginning,
RUNNING along the easterly line of a 40 foot Right of Way, North 11 degrees
23 minutes 30 seconds West 228.0 feet to an iron pipe;
THENCE along the southerly line of a parcel of beach, South 72 degrees 30
minutes East 89.81 feet to land of Hammarstrom;
THENCE along said land of Hammarstrom, South 10 degrees 31 minutes East
228.02 feet to a monument on said northerly line of said 50 foot private road;
THENCE along said northerly line, North 71 degrees 23 minutes 30 seconds
West 86.78 feet to the point of BEGINNING.
TOGETHER with a right of way over said 50 foot private road from the
southeasterly corner of the premises westerly about 235 feet to Aquaview Avenue.
ALSO with a right of way over said 40 foot Right of Way running northerly
along the westerly boundary of the premises from said 50 foot private road about
275 feet to Long Island Sound.
ALSO with the right to use, in common with others, a parcel of
beach about 40: x 901 lying northerly of the premises between the
extensions northerly of the easterly and westerly boundaries thereof.
