STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP becau~ : Du~ to the lay of the land, which slopes from the back of the lot tward the front - which faces the water of Mattituck creek - it is not possible to keep'the required side yard on both the north and south side of the oropose5 dwelling.
