Avenue; from said point of beginning running along said southerly line, N. 510
241 40" E. - 2.07 feet to land conveyed by the party of the first part to the party
of the second part by deed dated ANril 21, 1951, recorded in Liber 3207, Page
279; thence along said land, S. 34 121 40" E. - 0.21 feet to land conveyed by
Trolan to the party of the second part by deed dated December 15, 1942, recorded
in Liber 2271, Page 493; thence along said land, S. 570 041 40" W. - 2.07 feet
to the point of beginning.

"Rabbit Lane", 820.51 feet easterly along said southerly line from Bay Avenue;
said point of beginning being the northeasterly corner of land conveyed by the party
of the first part to the party of the second part by deed dated April 21, 1951 recorded
in Liber 3207, Page 279; from said point of beginning running along said southerly
line, N. 530 241 50" E. - 1.77 feet to an iron pipe and land conveyed by the party of
the first part to Schimatz; thence along said land of Schimatz, S. 340 121 40" E. -
103 feet more or leas,to ordinary high water mark of Gardiners Bay; thence south-
westerly along slid high water mark, 1.7 feet more or less, to land conveyed by
the party of the first part to the party of the second part by deed dated September
10, 1948 recorded in Liber 2871, Page 427; thence along said land, two courses:
