BETWEEN LUCILLE B. SPITZENBERG residing at 131-77 226th Street,
Laur'Iton, New York,
party of the first par,and
COLEY T. BROWN, residing at 62 North Woodland Street, Englewood,
New Jersey,

WITNESSETH,that the party of the first part,inconsideration of TER and 00/100 ($10.00)
Dollars,
lawful money of the United States, and other valuable consideration
paid by the pan y of the second part does hereby grant and release unto the party of the wend par, his
distributees and anatgra,forever,
ALL that plot of land situate at East Marion in the Town of
Southhold, County of Suffolk, State of New York, which plot is known as
and by the lot number 121 (one hundred twenty—one) as shown on a map
entitled "Map of Section Two Gardiner's Bay Estates, situate at East
Marion Long Island" which map was filed in Suffolk County Clerk's
Office on September 23rd, 1927 under the number 275.
TOGETHER with the right of way to pass and repass for street
purposes over all the streets on said map including "the paths" leading
to the beach, the fee to the land in said streets and paths, however,
to remain in Gardners Bay Company Inc.
TOGETHER with the right to use the beach lying between Spring Pond
and the Bay and Old Orchard Lane and the Channel marked upon the said
map as "Beach for use of lot owners- for bathing and similar purposes,
and together with a right of way over Old Orchard Lane and over the
beach to the said waters, such use to be subject to such reasonable
restrictions as may be imposed by Gardners Bay Company Inc., and such
•II use to be in common with other persons to whom such rights may be
granted by the said Gardners Bay Company, Inc., the party of the
second part hereby covenanting and agreeing to pap to Gardners Bay
Company Inc. the em sit
of Five ({5.00) Dollars per year for the es of
such beach, the payment of Five (;5.00) Dollars per year to be paid to
Gardners Bay Company, Inc. in advance on the first day of January
•i in each and every year.
IIIPremises are conveyed subject to building and zoning ordinances
of the Town of Southhold as they may affect these premises and to
residential covenants of restrictions contained in instruments of
record.
Being the same premises which were conveyed to the said LUCILLE
B. SPITZENBERG by George A. Spitzenberg and Lucille B. Spitzenberg,
his wife, by deed dated December 8, 1948, recorded in Suffolk County
I�I, in liber 2905 of deeds at page 28 on December 13, 1948.
