joining on the north, said point of beginning being distant 315. 94 feet easterly
when measured along the sottherly line of said land of Dzenkowski from the
easterly line of Rocky Point Road, and from said beginning point, running thence
S. 890 301 20" E. 151. 99 feet along said last mentioned land to a point; thence
S. 860 281 30" E. 53. 83 feet still along the last mentioned land to a point; thence
S. 100 521 40" E. still along the last mentioned land and along land of G. Ketcham
Estate, 1924. 97 feet; thence along the land of G. S. Nowell, S. 56° 141 20" W.
107. 16 feet to a point; thence still along the last mentioned land S. 62° 341 10"

TOGETHER with all easements and rights of way appurtenant to the said

BEING, and intended to be party of first part's interest in premises
conveyed to both parties by deed from J. J. Haggerty, Inc. and one to parties
dated July 6, 1959 and recorded July 20, 1959 in Liber 4660 c/p 438 in the
Office of the Clerk of Suffolk County.
