by virtue of the business law of the State of New York, having its
principal office at 620 Hempstead Turnpike, Elmont, New York 11003
party of the first part, and
ANTHONY SANTA MARIA and ROSEMARY SANTA MARIA, his wife, both residing
at 3 Colden Street, Huntington, New York 11746

WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second-part forever,
DISTRICT: ALL that certain plot, piece orpareel of land, with the buildings and improvements thereon erected, situate,
1000 lying and being in theTown of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 88 as shown on a certain map
SECTION: entitled, "Map of Pebble Beach Farms", and filed in the Office of the
030.00 Clerk of the County of Suffolk on June 11, 1975- as Map No., 6266.
BLOCK:
02.00 SUBJECT TO the provisions of a Declaration recorded in the Office of
the Clerk of the County of Suffolk on June 11, 1975 in Liber 7855 at
LOT: page 09, as amended by Liber 7914 page 40 and Liber 7969 page 272.
068.000 BEING AND INTENDED TO BE part of the same premises conveyed to the
grantor herein by deed dated October 31, 1972 and recorded in the
Office of the Clerk of the County of Suffolk on November 10, 1972
p6 y-5 in Liber 7279 at page 489.
The developer shall retain the right, subject to approval of the Town

1. Maintain sale signs on the property, other than Lot No. 88.
n / 2. Maintain sales office on the property, other than Lot No. 88.
y 3. The developer, its heirs or assigns, reserves the right to add not
more than 30 lots on land directly East of the subject property. The
owners of those lots to have the privilege to use the streets and
beach shown on the said map of Pebble Beach Farms, providing pro rata
contribution is made by such users for the maintenance, up-keep and
management of those facilities.
The rights enumerated in Items 1 and 2 above shall automatically
terminate at such time that the developer, its heirs or assigns, no
longer has any interest in the property shown on the said map.

TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the paity of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the Improvement before using any part of the total of the
same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
