18, said deed containing the following language, and this conveyance

to the beach, excepting Beach Court west of lot number one hundred
sixty-three (163) and Cedar Lane south of Pine Lane, the fee to the

Pond and the Bay and Old Orchard Lane and the Channel marked upon

to such reasonable restrictions as may be imposed by the party of the
first part, and such use to� be in common with other persons to whom
such rights may be granted by the said Gardners Bay Company, Inc. ,
the parties of the second part hereby covenanting and agreeing to

year for the use of such beach, this payment of five ($5) dollars
