COMMENCING at a concrete monument set in the easterly line of Old

seconds West 20 feet to a concrete monument at the southwest corner of

58 minutes 30 seconds East 94 .88 feet to a pipe set in the westerly line
of Lot 4 on said map; thence running southerly along the westerly line
of said Lot 4, South 31 degrees 01 minutes 30 seconds Ilast 198.40 feet
� to a point in the highwater mark of Gardiner's Bay as it existed in

monument at the point or place of beginning.

TOGETHER with all right, title and interest of the party of the
first part, of, in and to the adjoining premises on the South, lying
between the highwater mark of Gardiner's Bay as it existed in May 1926
and the present highwater mark of said Gardiner' s Bay.
TOGETHER ALSO with all of the right, title and interest of the
party of the first part in and to the waters in and the land under
the waters in Gardiner's Bay lying immediately in front of said premises.
TOGETHER ALSO with all the right, title and interest, if any, of
the party of the first part, of, in and to Old Orchard Lane, lying in
front of and adjoining said premises on the westerly side thereof.
TOGETHER ALSO with easement over beach as contained in Liber 1461 of
Deeds at page 299.
SUBJECT to any and all easements, if any, in, over, along and upon
the northerly 20 feet of the premises herein described, extending from
Old Orchard Lane to, Lot 4 on the file map in favor of the adjoining
owners on the North and South thereof.
SUBJECT FURTHER to covenants and restrictions contained in Liber 1461
of Deeds at page 299 and Telephone Agreement contained in Liber 1387
of Deeds at Page 129.
TOGETHER WITH a right of way over all streets, avenues and lanes as
shown on said map to pass and repass for street purposes, but no fee
to the land in said streets, avenues or lanes is conveyed hereby.
BEING THE SAME premises conveyed to EDWARD S. VAN RIPER, by deed
dated, June 29th, 1972 and recorded on July 13, 1972 in the Suffolk
County Clerk's office in Liber 7196 of Deeds at page 399 .
SAID Edward S. Van Riper died a resident of 63 Todd Drive North,
Glen Head, Nassau County, New York on April 11, 1978 leaving a Last
Will and Testament duly admitted to probate in the Nassau County Sur-
rogate's Court. on June 20, 1978 (Probate Proceeding No. 193204) .
