TOGETHER ALSO with all of the right, title and interest of the party of the first part in and to the waters in and the land under the waters in Gardiner's Bay lying immediately in front of said premises. TOGETHER ALSO with all the right, title and interest, if any, of the party of the first part, of, in and to Old Orchard Lane, lying in front of and adjoining said premises on the westerly side thereof. TOGETHER ALSO with easement over beach as contained in Liber 1461 of Deeds at page 299. SUBJECT to any and all easements, if any, in, over, along and upon the northerly 20 feet of the premises herein described, extending from Old Orchard Lane to, Lot 4 on the file map in favor of the adjoining owners on the North and South thereof. SUBJECT FURTHER to covenants and restrictions contained in Liber 1461 of Deeds at page 299 and Telephone Agreement contained in Liber 1387 of Deeds at Page 129. SAID Edward S.
