TOGETHER with all the right, title and interest of the party of the
first part in and to the waters in and the land under the waters in
Me Gardiner's Bay lying immediately in front of said premises.

TOGETHER with an easement for street purposes to pass and repass
over Old Orchard Lane adjoining said property, no interest or title
Q to the land in said Old Orchard Lane to be conveyed hereunder.
TOGETHER with all the right, title and interest, if any, of the
O party of the first part of, in and to Old Orchard Lane, adjoining
said premises on the westerly side thereof.
TOGETHER with all the right, title and interest of the party of the
first part of, in and to all lands made by accretions from Gardiner's
` Bay, abutting and adjoining the above described premises on the
southerly side thereof.
SUBJECT to covenants and restrictions contained in Liber 1733 of Deeds,
at page 250.
SUBJECT further to Telephone Agreement in Liber 1387 of Deeds, at
page 129.
BEING THE SAME premises conveyed to EDWARD S. VAN RIPER by deed dated
June 29th 1972 and recorded in the Suffolk County Clerk's office on
July 13 "nLiar 77,96 of Deeds, at page 396.
