BEGINNING at a granite monument which is the point of the intersection
of the westerly line of Munn Lane and the line between the Beach and
upland as shown on a map, surveyed October 18, 1917 by Halsey & Van
Tuyl, Engineers and Surveyors of Greenport, N.Y. of map entitled, i
"Map Showing Division of Beach at Mantaloking Hills, Orient, N.Y.".
thence from said beginning easterly South 850 16' East 170.1 feet to
land now or formerly of John Tuthill;
thence northerly 00 53' West 42.3 feet to a granite monument and con-
tinuing northerly along the same course 25 feet more or less to the
high water mark of Long Island Sound;
nce westerly along the high water line of Long Island Sound South
I�y 35 feet more or less to a point about northerly of the point of
ginning; and
thence southerly R60 44 ' West 42 feet to the point or place of
BEGINNING.
Reserving to grantor an undivided one-twelfth (1/12) interest in afore-
said described premises, together with a right of way as described
immediately below in common with the grantee and others. Together with
the right of ingress to and egress from Parcel II to and from Parcel I
over Back Lane and Munn Lane as shown on the survey of Van Tuyl & Son
dated April 13, 1966.

A Right of Way beginning at a point at the southeasterly corner of
land formerly of Eugenia V. Miller and her husband John Miller on the
boundary line of land formerly of J. H. Darlington, which point marks
the northeasterly corner of land now or formerly of McKay and is 10.89
feet northerly measured along the division line between land now or
formerly of McKay and land now or formerly of Mrs. F. Dorman, from a
concrete monument on the southeasterly corner of land now or formerly
of Mrs. F. Dorman, and;
running thence North 730 05' 30" West 33.39 feet to a monument;
running thence along land now or formerly of Stuart C. Dorman North
60 50' 40" East 231.74 feet to a point in the southerly line of land
now or formerly of B. Ducrot;
running thence along said line and crossing Back Lane as shown on the
map showing the division of the Beach at Mantaloking Hills, 33 feet
to a stone post in the westerly line of land now or formerly of Stuart
C. Dorman;
running thence along said line the following courses and distances:
(1) South 50 30' 30" West 117.0 feet; (2) South 8° 11' 30" West 121.25
feet to the crosscut, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part, as surviving tenant, by deed of John T. Morris dated
January 17, 1978 and recorded in the Suffolk County Clerk's Office
on January 19, 1978 in Liber 8378 page 273.
IN WITNESS WHEREOF the party of the first part has caused this instru-
ment to be signed in her name and to be sealed on the date above
written by Irving L. Price, Jr. pursuant to a power of attorney author-
izing same to be recorded simultaneously herewith in the Office of the
Clerk of the County of Suffolk.
