SUBJECT to a temporary easement to permit regrading of the entire parcel during the construction of the road along the southerly line. SUBJECT to the following real covenants, restrictions and agreements which shall run with the land: (1) This parcel shall be incorporated into the adjoining lot of the party of the second part and shall be merged therein. (2) The entire premises of this parcel shall be maintained at all times in a neat and orderly manner. No portion of this premises shall be used or maintained as a dumping ground for rubbish, trash, garbage , or other waste, no such wastes shall be burned on the property at any time , and no portion of this parcel shall be permitted to grow wild.
