2. VARIANCE. By resolution of the Board it was determined that

3. SPECIAL EXCEPTION: Board finds that strict application of the Ordinance would
produce undue hardship because the building has been used for 2 families for 20 years,
in a one family residential area; the situation is u~ique as it is surrounded by a
dress shop, an apartment for 1~ families, and a gravel bank. The public convenience
and welfare will be served as more housing room is needed, and the spirit of the
ordinance will be observed.

1. STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because
the property is zoned as a residenti~.l area, and restricted to the use
and occupancy thereof for residential purposes by one family only. Prior
to the adoption of the Zoning Ordinance the building consisted of two
duplex apartments. The property is therefore not adaptable for use solely
as a one family residence as provided in the Zoning Ordinance. The con-
version of one side of the building structure into two apartments will add
a greater value to the property and provide badly needed housing in the
area. The appl~c ant has expended a large sum of money in proceeding with the

vicinity of this property and in this use district because the premises directly on the East,
owned by one "Katinka~" is used as a business, namely, a dress sbq0; on the
North lies an apartment owned by Hen~.y Zabahonski, which is a 14 family
apart~,~ent house; on the South lies a large grawel bank.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the b_e~ein a~e surrounded by
business property, and in addition thereto there is no physical chan§e
to be made in the exterior of the structure presently on the premises,
encept a door for an entrs, nce into the new apartment and a stairway leading
to the ground floor.
