Northerly twenty (20) feet of lot number forty (40 on a certain map
entitled "Map of Section Two Gardiner's Bay Estates, situate at East
Marion Long island" which map was filed in Suffolk County Clerk's Office
on September 23rd, 1927, under the number 275, which plot is further
described according to said map as follows;
BEGINNING at a point on the Westerly side of Old Orchard Lane where
it is intersected by the Southerly side of lot number fifty-nine (59)
as shown on said map, which was conveyed to the parties of the second
part by Deed dated March 1, 1946, and running thence Westerly along the
Southerly line of lot number fifty-nine (59) one bundred forty and 00/100
(140) feet; thence Southerly parallel with Old Orchard Lane twenty (20)
feet; thence Easterly parallel with the Southerly line of said lot number
fifty-nine (59) one hundred forty and 00/100 (140) feet to the Westerly
side of Old Orchard Lane; and thence Northerly along the Westerly side of
Old Orchard Lane twenty (20) feet to the point of beginning.
JUID prMia,gs are conveyed to the parties of the second part sub-
ject to the reservations and covenants as set forth in the deed convey-
ing lot number fifty-nine (59) to them, which deed is recorded in Suf.
j folk County Clerk's Office in Liber 2551 of Deeds, at Page 150, and with
all the rights and easements as set forth in said deed, with the intent
that in so far as reservations and covenants of restriction and easements)
are concerned, these premises and the said lot number fifty-nine (59)
shall be considered as one plot.
