" BEGINNING at a point on the northerly side of Main Road, where the
same is intersected by the easterly side of land now or formerly of
Woglom, said point being also distant 5230 feet more or less easterly
as measured along the northerly side of Main Road, from the corner
formed by the intersection of the easterly side of Stars Road, with

Woglam, North 170 06 ' 30" West 342 . 10 feet to the southerly side of

This parcel is conveyed subject to a right of way reserved by the
seller to the party of the first part, their heirs, successors, and
assigns . Said right of way being ten (10) feet in width running along
the easterly boundary of the subject parcel.
This parcel is conveyed together with a right of way for the purpose of

inunediately East of the subject parcel and contiguous thereto running
from the Main Road to the extension of the boundary line between the

PARCEL II
All of the right, title and interest of the party of the first part to
a strip of land lying and being at East Marion, in the Town of Southold
County of Suffolk and State of New York between the southerly line of
Main Road and the ordinary high watermark of Orient Harbor being
described as follows :
Beginning at a point on the Southerly line of Main Road where said
southerly line of Main Road is intersected by the extension of the
westerly boundary of Parcel I hereinabove described and from said point
of beginning running along the southerly line of Main Road in a north-
easterly direction along a curve having a radius of 2325 . 01 feet a
distance of 233. 11 feet; running thence South 21 degrees 21 minutes 10
seconds East 18 feet, more or less , to the ordinary high water mark of
Orient Harbor; running thence in a westerly direction along the ordinar
high water mark of Orient Harbor 233 feet, more or less; running thence
North 17 degrees 06 minutes 30 seconds West 4 feet, more or less, to
the point of beginning.
Parcel I and Parcel II are BEING AND INTENDED TO BE part of the same
premises as conveyed from the party of the first part by deed dated
February 27, 1971 recorded in the Suffolk County Clerk ' s Office in
Liber 6896 cp 148 .
The party of the second part does hereby warrent and covenant for
himself, his heirs , successors , and assigns that in respect to the
premises described herein that the premises shall not be subdivided
and that no application will be made to the Planning Board of the
Town of Southold or any other legislative or administrative Board
of the Town of Southold to subdivide the subject premises .
No primary dwelling shall be erected upon parcel 1 until the plans
and specifications for such primary dwelling have been approved by
the party of the first part.

. This right to
approve plans shall expire upon the change of title on the portion
of the premises conveyed to the party of the first part by deed
dated 2/27/71 recorded in the Suffolk County Clerk ' s Office in Liber
6896 cp 148 retained by the party of the first part to a party other
than the party of the first part or the survivor of them.
