and all the estate and rights of the party of, the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

ALL that certain lot, piece or parcel of land, situbte,
lying and being at Fast Marion, in the Town of Southold,
County of Suffolk and State of New York, being bounded
and described as follows:
BEGINNING ar a point on the northerly side of "Rabbit
Lane" (a private 16 foot roadway) distant 475 feet more
or less easterly, as measured along said northerly side
of Rabbit Lane from the corner formed by the intersection
of the easterly side of Bay Avenue with the northerly
side of Rabbit Sane; running thence along the easterly
side of land now or formerly of Kohl, North 34 degrees
minutes--40 -seconds West 200- feet more 'or-l-ess to
the southerly side of Marion Lkae; thence along the
southerly side of Marion Lake, on a Lie line bearing
North 58 degrees 46 minutes East 45 feet more or less
to the westerly side of land now or formerly of Sinramm
and Bargen; thence along said land, South 34 degrees
12 minutes 40 seconds East 186 feet more or less to
the northerly side of Rabbit Lane; and thence along
the northerly side of Rabbit Lane, South 46 degrees
59 minutes 50 seconds West 45 feet more or less
