WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
ti or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingNalw at Orient in the Town of Southold, County of Suffolk
y and State of New York, bounded and described as follows :
In Orient bounded north by Long Island Sound; east by land of Mrs . M.
DISTRICT M. Stephenson and John Miller; south by the bay; west by land of C .A.
0�p and W. T. Schellinger. Containing ten (10) acres .
SECTION EXCEPTING THEREFROM ALL that certain plot , piece or parcel of land,
6— situate, lying and being at Orient, Town of Southold, County of
Suffolk and State of New York conveyed by the party of the first part
BLOCK to Grace B. Lomas by deed dated April 12 , 1982 and recorded in the
Suffolk County Clerk' s Office on April 28 , 1982 in Liber 9349 of.
Conveyances at Page 437 , more particularly bounded and described as
LOT follows :
x. 001 BEGINNING at a point on the southerly side of Main Road at the north-
easterly corner of the premises herein described and the northwesterl
corner of lands of Latham; thence from said point of beginning runnin;
the following two (2) courses and distances along said last mentioned
lands : (1) South 4° 49 ' 10" West 130 . 22 feet ; and (2) South 18° 24'
20" West 69 . 78 feet to other lands of Stephenson Beach, Inc . and the
southeasterly corner of the premises herein described; running thence
the following two (2) courses and distances along and through said
last mentioned lands : (1) North 89° 51 ' 00" West 200 feet ; and (2)
North 9° 29 ' 20" East 200 feet to the southerly side of Main Road;
thence along the southerly side of. Main Road the following two (2)
courses and distances : (1) South 890 14' 10" East 29 . 09 feet ; and
(2) South 89 31 10 East 170 . 91 feet to the point or place of
BEGINNING.
BEING AND INTENDED to M&I sone premises conveyed to the party of the first
3 part by deed dated June 4„ 1956 made by Ibnald A. Stephenson and recorded in the
S 1 Office of the Clerk of the County of Suffolk on August 17, 1956 in Liber 4163 of
Conveyances at Page 337.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
\ the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentltre so requires.
