State of New York, bounded and described as follows:-Beginning at a
point on the easterly line of Bay Avenue formed by the intersections
of the northerly line of a certain sixteen foot roadway with said
easterly line of Bay Avenue, (The southerly side of said roadway being
designated by a monument set on the easterly line of Bay Avenue about
208.80 feet northerly from high water mark of the Bay) running thence
northerly along Bay Avenue One hundred feet; thence easterly and at
