Y. parties of the second part, WHEREAS, Charles S. Stephenson, late of the Village of Orient, L. I., died in the year nineteen hundred and eighteen, leaving a Last Will and Testament which was probated in the Surrogate Court for the County of Suffolk at Riverhead, L. I., and whereas by the terms of said Will the party of the first part herein was appointed Co-Executor and Trustee of the Estate of Charles S. Stephenson, deceased, and whereas the said Trustee, acting under the terms of said Will, has paid all taxes and other charges in connection with the real property hereinafter des- cribed, and whereas the said party of the first part, acting under and in fulfillment of, the terms of said Will, desires to convey the said real property to the beneficiaries as designated by said Last Will and Testament, NOW THEREFORE, in consideration of one dollar and other good and valuable consideration paid by the parties of the second part and In distribution of the real property assets, and in fulfillment of the terms and conditions of the Last Will and Testament of Charles S. Stephenson, deceased, the party of the first part hereby grants and releases unto the parties of the second part, theandinoteass jointsuccessors tenants, inassigns proportion, as set forth after tenants common after each name, ALL that certain lot, piece or parcel of land, situate, lying and being at Orient in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: In Orient bounded North by Long Island Sound; Rest by land of Mrs. M. M. Stephenson and John Miller; South by the Bay) West by land of C. A. and W. T. Schellinger. Being and intended to be th� same premises conveyed to John H. Brown by the Treasurer of the County of Suffolk by three separate deeds, the first one of which is dated the 30th day of January, 1906, and recorded in the office of the Clerk of the County of Suffolk in Liber 495 of Deeds, at Page 321, on January 31st 1906, the second of which is dated the 26th day of October 1906 and recorded in said Clerk's Office in Liber 495 of Deeds, at Page 352 on October 29th 1906, the third of which is dated the 22nd of July 1912, and is recorded in said Clerk's Office in Liber 820 of Page Two d RER3818 PAAM Deeds, at Page 39, on the 24th day of July 1912. also being and intended to be the same premises conveyed by said John H. Brown and Lydia Brown, his wife, to said Charles S. Stephenson, deceased, by deed dated October 5th 1912 and recorded in Suffolk County Clerk's Office, Riverhead, New York, on October 9th, 1912 in Deed Liber 822 Page 403. TOGETHER with the appurtenances and all the estate and rights of the said party of the first part in and to said premises. TO HAVE AND TO SOLD the above mentioned and described premises unto the parties of the second part, their heirs, successors and assigns forever. EXCEPTING HOWEVER such part or portion of said property acquired by the State of New York or other Governmental Authority in Condemnation Pro- ceedings, IN THE FOLLOPIING PROPORTION: Charles S.
