courses and distances being along the Southwesterly side of "Old Main Road",) to
the northerly line of New York Route 25, at the point or place of BEGINNING.
BEING AND INTENDED TO BE part of the premises conveyed to the party of the first
part by deed dated December 12, 1985 recorded in the Suffolk County Clerk's Office
in Liber 9932 cp 485., as corrected by a certain Correction Deed dated December 30,
1985 intended to be recorded simultaneously herewith.
ALL of the premises hereinabove described are conveyed subject to the following
covenants and restrictions which shall run with the land:
1) The premises shall be used and maintained in perpetuity as a park and bathing
beach for the use and benefit of the residents and taxpayers of the Orient-East
Marion 'ark District, and their immediate families and their non-paying guests and
non-paying invitees. Notwithstanding the foregoing, the aforesaid classes of
persons who may use the facilities of the Park District may be expanded to include
such other persons or classes of persons as the Commissioners of the Park District
may, in their discretion, determine.
2) That no vehicles shall be parked in any area of Parcel 2, other than north of
the existing sea wall.
3) No vehicles shall be parked on the beach area fronting on Orient Harbor. If
vehicular access to said beach area is established such access shall be located
within 50 feet of the westerly boundary line of said parcel.
