Southold, County of Suffolk and State of New York, parties of the
first part, and
FRANCES E. DOUGLASS, of the same place, party of
the second part,

WHEREAS, Nelson Douglass died a resident of Orient, in the
Town of Southold, County of Suffolk and State of New York on or
about the 12th day of June, 1927 leaving a Last Will and Testament
and Codicils thereto duly admitted to probate by the Surrogate's
Court of Suffolk County wherein and whereby certain lends
described in said Last Will and Testament were devised to the
parties hereto subject to life use thereof by the widow of the
said Nelson Douglass and
WRERMLS, the said widow of Nelson Douglass, one Minnie
Douglass died a resident of Suffolk County on the 8th day of
August, 1952 and the life estate of said widow in the lands
devised to the parties hereto by the said Nelson Douglass has
terminated and the parties are now the owners in fee of said lands
devised to them as aforesaid and
WHEREAS, the lands devised to the parties hereto are or may
be deemed to be inadequately described in said Will and the partial
hereto desire to properly and correctly describe the various
parcels of land devised to them as aforesaid and to convey by this
instrument and other instruments to be recorded simultaneously
herewith the interests, if any, which the parties of the first
part may have in the lands devised as aforesaid to the party of
.the second part,
NOW THEREFORE in consideration of the premises and of the
payment by the party of the second part to the parties of the
first part of the sum of One ($1.00) Dollar, lawful money of the

United States, the receipt whereof is hereby acknowledged, the
Darties of the first part do hereby grant and release unto the
party of the second part, her heirs and assigns forever, all right
title and interest of the parties of the first part of, in and to
all those certain tracts, pieces or parcels of lands and buildings
and improvements thereon erected, if any, situate, lying and being
at Orient, in the Tom of Southold, County of Suffolk and State of
New York and bounded and described as followsi-
PARCEL ONE: Beginning at a point formed by the intersection
of the easterly line of Bay Avenue with the southerly line of
Navy Street; ruing thence easterly along the southerly line of
Navy Street onn

lands of `ltephenson ; thence along the westerly line
of lands last mentioned one hundred forty-two (142) feet more or
less to lands of Harris; thence westerly along the northerly line
of lands of Harris one hundred eighteen (118) feet more or less
to the easterly line of Bay Avenue; thence northerly along the
easterly line of Bay Avenue one hundred thirty-five (135) feet
more or less to the point or place of beginning.
PARCEL TWO: Beginning at a point on the westerly line of
Bay Avenue formed by intersection of the northerly line of the
premises hereby conveyed with the westerly line of Bay Avenue
and being the southeasterly corner of lands of Knobloch; running
thence southerly along the westerly line of Bay Avenue one hundred
ten (110) feet more or less to the northeasterly corner of lends o
Spohn; running thence westerly along the northerly line of lands
of Spohn forty-six (46) feet more or less to high water mark of
Orient Harbor; thence northerly along the high water mark of
Orient Harbor one hundred nine (109) feet more or less to the
southerly line of lands of Knobloch; thence easterly along the
southerly line of lands of Knobloch sixty-four (64) feet more or
less to the point or place of beginning.
Together with all of the right, title and interest of the
parties of the let part of in and to the lands under the waters
of Orient Harbor adjacent to said premises and the lands under the
highway known as Bay Avenue.
PARCEL THBESt Beginning at a point on the southerly line of
King Street formed by the intersection of the southerly line of
King Street and the westerly line of a strip of land of thirty-
three (33) feet in width conveyed to George R. Latham and being
the northeasterly corner of the premises herein described;
running thence along the aforesaid thirty-three (33) foot 11 trip
of land fourteen hundred thirty (1430) feet more or less to other
lands of George R. Latham; thence westerly along the lands of
George R. Latham sixty-seven (67) feet more or less to a point;
thence northwesterly along the lands of George R. Latham two
hundred seventy-two (272) feet more or less to a point- thence
still along the lands of George R. Latham three hundreb forty-
eight (348) feet more or less to the southeasterly comer of lands
of James F. Douglass; thence along the lands of James F. Douglass
northerly nine hundred (900) feet more or less to the southerly
line of King Street; thence easterly along the southerly line of

point or place of beginning.

PARCEL FOUR& Beginning at a point on the easterly line of
strip of land thirty-three 33) feet in width heretofore conveyed
to George R. Latham which point is the southwesterly corner of
lands of Ray Tabor; running thence easterly along the southerly
line of lands of Ray Tabor five hundred fifty (550) feet to a
gutter thence southerly along said gutter and the high water
mark o Pete Neck Creek to the lands of George R. Latham known as
"Little Woods"; thence southwesterly along said lands of George R.
Latham three hundred seventy (370) feet more or less to the
easterly line of the aforesaid thirty-three (33) foot striy of
land; thence northerly along said thirty-three (3 ) foot strip of _
land ten hundred thirty (1030) fest more or less o the point or
place of beginning.
