do hereby grant and release unto the party of the second part,

that certain niece or parcel of land situate at Orient, Town of
Southold, County of Suffolk, and State of New York, bounded and des-
cribed as follows:
BEGINNII.G at a concrete monument set on the southerly line of
a certain 25-foot right of way hereinafter described, at the south-
easterly corner of land conveyed or about to be conveyed by the parties
of the first part to George R. Latham, Jr.; ru=ing thence alosaid
southerly line of said right of waY two courses, as follows: 1)
N.81036,10"E.-118.72 feet; thence (2ng) S.73o40130"E.-42.42 feet to a
concrete monument; thence along the westerly line of land conveyed or
about to be conveyed by the parties of the first part to Margaret L.
Strachan and passing throu#ia concrete monument set about 282 feet
southerly along said line, S.170311W.-305 feet, more or leas, to ordinary
high water mark of Orient Bay; thence westerly along said ordinary high
water mark 200 feet, more or lees, to said land conveyed or about to
li ba conveyed by the parties of the first part to George R. Latham, Jr.;
thence along the southeasterly line of said land and passing through a
concrete monument set about 59 feet northeasterly along said line,
