WITNESSETH, that the party of the first part,by virtue of the power and authority given in and by said last will and
testament,and in consideration of

ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and

New York, bounded and described as follows:
1000 BEGINNING at a stake at the corner formed by the intersection of the southerly
line of a 30 foot right of way and the westerly line of a 40 foot right of way,
SECT. which point of beginning is distant the following two courses and distances from
a monument on the southerly line of Main Road and the easterly line of land now or
031,00 formerly of Eldredge: (1) South 28 degrees 56 minutes east along the last men—
tioned land of Eldgedge 257.22 feet, and (2) South 60 degrees 13 minutes west
BLOCK along the southerly line of said 30 foot right of way 79.70 feet; RUNNING THENCE
from said beginning point southerly 29 degrees 29 minutes 30 seconds east along
10 Q� the westerly line of said 40 foot right of way 200.0 feet to the land now or formerly
of John W. Vail. THENCE south 60 degrees 13 minutes west along the last mentioned
LOT land 220.0 feet; THENCE north 29 degrees 29 minutes 30 seconds west along the last

southerly line of 30 foot right of way; THENCE north 60 degrees 13 minutes east
along said southerly line of said 30 foot right of way 220.0 feet to the westerly
line of said 40 foot right of way at the point or place of beginning. This con—
veyance made in accordance with Paragraph THIRD of the Last Will and Testament of
Estelle Wydur.

TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
t _ + the above described premises to the center lines thereof;TOGETHER with the appurtenances, and also all the estate
I which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the
party of the first part has or has power to convey or dispose of,whether individually,or by virtue of said will or other-
wise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the lien Law,covenants that the party of the first
part will receive the consideration for this coveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay
merit of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
