All that certain plot, piece or parcel of land, with the build-
, ings and improvements thereon erected, situate, lying and being in.,the Ham-
let of Orient, Town of Southold, County of Suffolk and State of Nev� -York,
more particularly bounded and described as follows:
BEGINNING on the southerly line of King Street where the westerly
boundary of lands now or formerly of M.L. Strachan and the easterly bound-
ary of lands now or formerly of the Oysterponds Historical Society inter-
sects the southerly line of King Street and fromsaid point of beginning
running along the southerly line of King Street the following two (2)
courses and distances:
(1) North 45 degrees 52 minutes East 78 .67 feet;
(2) North 71 degrees 46 minutes 40 seconds East 238 . 99 feet to
lands now or formerly of Peter Blank;
RUNNING THENCE along said lands now or formerly of Peter Blank
South 25 degrees 22 minutes 30 seconds East 275 feet to the TRUE POINT OR
PLACE OF BEGINNING;
RUNNING THENCE along said lands now or formerly of Peter Blank

RUNNING THENCE along said other lands of M.L. Strachan the fol-
lowing two (2) courses and distances:
(1) North 31 degrees 56 minutes 40 seconds East 500 feet, more or
less;
(2) North 63 degrees 37 minutes 30 seconds East 28810 feet to
lands now or formerly Peter Blank, the TRUE POINT OR PLA BEGINNING.
SUBJECT TO a certain right of way of the owners of the property
immediately to the southeast of the abovedescribed parcel, said parcel be-
ing now or formerly of M.L. Strachan and being comprised of approximately
7.3 acres, for the purposes of ingress and egress and the installation and
maintenance of utilities along the easterly boundary of the above described
parcel, said right of way being described below.
TOGETHER with a right of way for the purpose of ingress and
egress and the installation and maintenance of utilities running from the
northeasterly corner of the above described parcel to King Street.
The above mentioned right of way is described as follows:
BEGINNING at a point on the southerly line of King Street where
the easterly boundary of lands now or formerly of M.L. Strachan and the
westerly boundary of lands now or formerly of Peter Blank intersects said
southerly line of King Street and from said point of beginning running
South 25 degrees 22 minutes 30 seconds East 646.51 feet to other lands now
or formerly of M.L. Strachan;
RUNNING THENCE South 63 degrees 37 minutes 30 seconds West 25

RUNNING THENCE along the southerly line of King Street North 71
degrees 46 minutes 40 Seconds East 68.50 feet to the point of place of
BEGINNING.
The party of the second part, for themselves, their successors
and assigns in title does hereby covenant that they shall be responsible
for one-third of the cost of maintenance of the above described right of
way. Maintenance shall mean the the repair of the surface of the right of
way and the plowing of snow therefrom. In no event shall maintenance in-
clude the paving of the right of way.
