All that certain plot, piece or parcel of land, with the build-
ings and improvements thereon erected, situate, lying and being in the
Hamlet of Orient, Town of Southold, County of Suffolk and State of New
York, more particularly bounded and described as follows:
BEGINNING on the southerly line of King Street where the westerly
boundary of the hereinafter described parcel and the easterly boundary of
lands now or formerly of the Oysterponds Historical Society intersects the
southerly line of King Street and from said point of beginning running
along the southerly line of King Street the following two (2) courses and
distances :
(1) North 45 degrees 52 minutes East 78 . 67 feet;
(2) North 71 degrees 46 minutes 40 seconds East 238 . 99 feet to
lands now or formerly of Peter Blank;
RUNNING THENCE along said lands now or formerly of Peter Blank
South 25 degrees 22 minutes 30 seconds East 275 feet to a point and lands

the easterly boundary of the above described parcel and the westerly bound-
ary of lands now or formerly of Peter Blank intersects said southerly line
of King Street and from said point of beginning running South 25 degrees 22
minutes 30 seconds East 275 feet;
RUNNING THENCE South 63 degrees 37 minutes 30 seconds West 25
feet;
RUNNING THENCE North 25 degrees 22 minutes 30 seconds West 170 . 47
feet;

southerly line of King Street;
RUNNING THENCE along the southerly line of King Street North 71
degrees 46 minutes 40 Seconds East 68 . 50 feet to the point of place of
BEGINNING.
The party of the second part, for herself, her successors and as-
signs in title does hereby covenant that she shall be responsible for one-
third of the cost of maintenance of the right of way, partially hereinabove
described, which runs from King Street to other lands of the party of the
second part south of the subject parcel. Maintenance shall mean the the
repair of the surface of the right of way and the plowing of snow there-
from. In no event shall maintenance include the paving of the right of
way.
