WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot 135 and part of Lot 136, on a certain map entitled, "Map of
Gardiners Bay Estates, Section 21" and filed in the Office of the Clerk of the County
of Suffolk on September 23, 1927 as Map. No. 275, which lot and part of lot when
taken "together are more particularly bounded and described as follows:

BEGINNING at a point on the easterly side of Cedar Lane (Private Road) at
the division line between Lots 135 and 134 on the aforesaid ma

(Private Road) ; and thence along the easterly side of Cedar Lane (Private Road)
north 26 degrees 07 minutes 30 seconds west 99.0 feet to the division line between
Lots 135 and 134 at the point or place of beginning.
SUBJECT to state of facts shown on survey made by 1'an Tuyl F, Son, dated
July 14, 1972, and to any change in the physical condition of said premises since
the date of said survey.
SUBJECT to covenants and restrictions of record, if any, to the extent the
same are presently in full force and effect.
SUBJECT to and assuming a mortgage from Benjamin F. Cox and Tillie M. Cox to
Southold Savings Bank dated July 25, 1972 which was recorded August 8, 1972 in the
