southwesterly corner of said lands of Nicholas Manley et al. ;
thence (4) N 76016130" E, along the southerly line of said lands
of Nicholas Manley et al. , 523. 90 feet to lands , now or formerly,
of Perrone; thence (5) S 67°28 ' 50" E, along lands now or
" formerly, of Perrone, 131 . 65 feet to a tie line point located in
a gutter and in the west line of the W. Young Estate; thence (6)
Southerly, along lands of said W. Young Estate, along the gutter
and along the ordinary high water mark of Pete Neck Creek, as it
meanders , to a point where it meets the gutter on the northerly
line of land, now or formerly, of G. Latham; thence (7) westerly,
along said land and gutter to a monument set at the southernmost
extremity of a tie line, said monument being S 3137120" E 920. 47
feet from the tie line point in course 5 herein; thence (8) S
71°56 ' 00" W, along the northerly line of lands, now or formerly
of G. Latham, 352. 0 feet to a monument set in the easterly line
of the 33. 0 foot wide private road hereinbefore described; and
thence (9) northerly, along the easterly line of said 33. 0 foot

to the point and place of beginning.
TOGETHER with all right, title and interest of the party of
the first part, in and to any strips and gores that may lie
between the premises herein described and lands of others, and
TOGETHER with all right, title and interest of the party of
the first part of, in and to the waters of Pete Neck Creek and
any tributary thereof and the lands lying in the beds thereof,
and the gutters herein described whether natural or manmade, the
intent and purpose of this deed being the conveyance of all lands
and all interests of the party of the first part southerly of
King Street and west of said 33. 0 foot wide private road to Pete
Neck Creek and Gids Bay on the south; and
TOGETHER with all right, title and interest of the party of
the first part in and to any lands lying in the bed of any right
of way, highway, road, street or avenue , or in the bed of any
waterway, marsh, pond, lake, bay, drainage or irrigation ditch,
river, creek or stream, running through, lying in front of, or,
adjacent to the premises herein described.
SUBJECT to public utility easement of record, if any.
The warranty of title hereinafter expressed does not apply
to the strip of land 3. 0± feet in width extending southerly from
King Street to a line extended westerly from course 4 herein to
the easterly line of said 33. 0 foot private road.
TOGETHER with the appurtenances and all the estate, rights
and interest of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD, the above granted premises unto the
said parties of the second part, their successors and assigns
forever.
And the said party of the first part does covenant with said
parties of the second part as follows:
FIRST: That said party of the first part is seized of said
premises in fee simple, and has good right to convey the same;
SECOND: That the parties of the second part shall quietly
enjoy the said premises;
THIRD: That said premises are free from incumbrances;
FOURTH: That said party of the first part will execute or
procure any further necessary assurance of the title to said
premises;
FIFTH: That said party of the first part will forever
warrant the title to said premises .
