1000 State of New York, more particularly bounded and described as follows
SECT. BEGINNING at a point on the easterly side of Village Lane distant
025.00 389.06 feet southerly as measured along the easterly side of Village
Lane from the corner formed by the intersection of the easterly
BLOCK side of Village Lane with the southerly side of Main Road; said

hereinafter described and premises of Joseph L. Magrino, Jr. and
LOT Mary Cross Magrino, his wife , formerly of Grace Vail, intersects

mentioned land the following two courses and distances: (1) South
66 degrees 13 minutes 10 seconds East 95. 65 feet to a post;

pipe and land now or formerly of Norkelun, Formerly of Frances P.
Tuthill; thence North 63 degrees 13 minutes 40 seconds West along
said last mentioned land 94. 35 feet to a Rod and the easterly
side of Village Lane; thence North 26 degrees 09 minutes 00 seconds
East along the easterly side of Village Lane 85.50 feet to a Rod,
set in the point or place of beginning.
Being and intended to be the same premises conveyed to the party
of the first part herein by deed recorded in Liber 9388 cp. 241.
TOGETHER with all right,title and interest,if any;of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part,the heirs or successors and assigns of the parry of the second part forever.
AND the parry of the first part,in compliance with Section 13 of the Lien Law,covenants that the parry of the fi rst part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fu nd
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
AND the party of the first part convenants as follows:that said party of the first part is seized of the said premises in
fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said
premises;that the said premises are free from incumbrances,except as aforesaid;that the parry of the first part will
execute or procure any further necessary assurance of the title to said premises; and that said party of the first part
will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
