This Indenture, made the / day of nineteen hundred and eighty-seven
Between EDWIN K. REEVES, residing at 14 Center Road, Niantic, Connecticut 06357,

party of the first part, and Roscoe King, residing at Youngs Road, Orient, New York 11957,
party of the second part,
Witnesseth,that the party of the first part,in consideration of Ten Dollars and othervaluable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the hamlet of Orient, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a point on the westerly line of Youngs Road, 260.0 feet northerly
along said line from the northerly line of Main Road, and being the northeasterly
corner of land now or formerly of Arthur Sloan; running thence the following eight
courses:
(1) North 70 degrees 10 minutes 40 seconds West 180.01 feet; thence
(2) North 22 degrees 06 minutes 10 seconds East 335.30 feet; thence
(3) South 70 degrees 10 minutes 40 seconds East 150.0 feet to said westerly
line of Youngs' Road; thence N
(4) along said westerly line, South 19 degrees 49 minutes 20 seconds West
20. 0 feet; thence
(5) North 70 degrees 10 minutes 40 seconds West 120. 0 feet; thence
(6) South 22 degrees 06 minutes 10 seconds West 285. 25 feet; thence
(7) South 70 degrees 10 minutes 40 seconds East 144.20 feet to said westerly
line of Youngs Road; thence
(8) along said westerly line, South 12 degrees 34 minutes 20 seconds West
`30.24 feet to the point or place of BEGINNING,
The southerly and westerly portions of said right of way being 30 feet in width
and the northerly portion being 20 feet in width.
SUBJECT TO rights of way and easements of record, if any.
BEING AND INTENDED TO BE the same premises conveyed by deed dated
September 4, 1981 from Frances C. King to Edwin K. Reeves and recorded in
Liber 9073 of deeds at page 133 in the Suffolk County Clerk's office on Septem-
ber 22, 1981.
Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first forthe purpose of paying the cost of the improvement and will apply the samefirstto the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
