the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors

mortgage was executed and delivered by the party of the second part to
tye party of the first part as security for a portion of the purchase
price and which said mortgage is intended to be recorded simultaneously
herewith.

Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay
ment of the cost of the improvement before using any part of the total of the same for any pther purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenkure so requires.

RIDER ATTACHED TO AND FORMING PART OF DEED BETWEEN
JOSEPH HATAIER AND EDWINA HATAIER, PARTY OF THE FIRST
PART, AND JOHN CORNELL AND CLIFFORD CORNELL, PARTY OF
THE SECOND PART.
Subject to Covenants and Restrictions recorded in Liber 9261 cp.596
and Amendment to Declaration of Covenants and Restrictions recorded
in Liber 9759 cp.471.
Subject to and together with a Right of Way in common with others
to and from Main (State) Road, being described as follows:
BEGINNING at the northwest corner of the parcel above described,
running thence along the easterly line of land of Sledjeski Estate
north 30 degrees 26 minutes 10 seconds west 572 .50 feet to the
southerly side of Main (State) Road; running thence along said
said southerly side of the Main Road, north 71 degrees 46 minutes
50 seconds east 50 .37 feet to other land now or formerly of Hataier;
thence along said land and along a curve to the left having a radius
of 20 feet in a westerly and southerly direction a distance of 35.68
feet; thence continuing along said land now or formerly of Hataier,
south 30 degrees 26 minutes 10 seconds east 572 .50 feet to the northerll
line of the above-described parcel; thence along said northerly line,

line of land of Sledjeski Estate and the point of beginning.
