Description of the Land
ALL that certain piece or parcel of real property, with the improvements therein
contained, situate and being a part of Cleaves Point Commons Condominium in East
Marion in the Town of Southold, County of Suffolk and State of New York, known
and designated as Unit 6C of Building 1, Shipyard Lane, East Marion, New York
together with a 6.49% undivided interest in the common elements as set forth in the
Declaration of Condominium entitled, "Cleaves Point Commons Condominium" made
by the party of the first part, under Article 9—B of the New York Real Property Law
dated July 8, 1987 and recorded in the Office of the Clerk of the County of Suffolk
on July 28, 1987 in Liber 10375 Page 01 of Conveyances, and any amendments now
or hereafter filed with respect to said Declaration covering the property therein
described which Unit is designated as District 1000; Section 038.02; Block 200; Lot
13.00 on the Land and Tax Map of the County of Suffolk.
The Real Property above described is a Unit shown on maps filed by Roderick Van
Tuyl, licensed Land Surveyor on November 22, 1978 in the Office of the Clerk of the
County of Suffolk. The land area of the property is described as follows:
All that certain plot, piece or parcel of land, situate, lying and being at East Marion
in the Town of Southold, County of Suffolk and State of New York, being more
particularly bounded and.described as follows:
BEGINNING at a point on the southwesterly side of Shipyard Lane distant 2458.97
feet southerly from the corner formed by the intersection of the southerly side of
Main Road (N.Y.S. Route 25 with the southwesterly side of Shipyard Lane);
Thence South 350 41' 30" East along the southwesterly side of Shipyard Lane 50 feet
