.Parcel "B" is conveyed subject to a right of way 20 feet in width
running along the westerly boundary of the subject Parcel "B" to other
lands of the grantor herein and is to be for all purposes including
ingress, egress, installation and maintenance of utilities including
cablevi.sion.
SUBJECT TO a right of way 30 feet in width reduced to 15 feet in width
along its last 450 feet + where it reaches the Long Island Sound, for
all purposes including ingress, egress, installation and maintenance
of utilities including cablevision. Said right of way to be in favor
of premises to the west presently owned by Ana Gregori Stillo, the
grantor- herein. Said premises are presently known as Suffolk County
Tax Map No. , District 1000, Section 014 . 00, Block 02. 00, Lot 026. 000
and is described as follows:
BEGINNING at a monument located at the southwesterly corner of the
premises to be described and being distant northerly when measured on
a course North 00 degrees 03 minutes East, 300. 43 feet from the
northerly line of Main Road. Said point of beginning begin also the
division line between land now or formerly of George Malis adjoining
the premises herein described on the West and land of Sledjeski Estate
and adjoining said premises herein described on the South; and
RUNNING THENCE North 2 degrees 01 minutes 20 seconds West and through
a monument 903 feet to the highwater line of Long Island Sound;
THENCE easterly along said highwater line of Long Island Sound the tie
line of which bears South 67 degrees 33 East 159. 45 feet to the
westerly line of land of now or formerly of Frank Stillo;
THENCE 3 degrees 30 minutes 20 seconds East, along the westerly line
of the last mentioned Estate, 905 feet;
THENCE along the northerly line of the Sledjeski Estate above
mentioned the following two courses and distances: (1 ) North 68
degree:; 10 seconds 20 minutes West 152 feet; and (2 ) North 80 degrees
02 minutes 40 seconds West, 30. 20 feet to the point or place of
BEGINNING.
TOGETHER with all the right, title and interest of the parties of the
first part of, in and to a right of way along and over the westerly
side of land now or formerly of Elias Way and extending northerly from
the Main Highway to the land hereinabove conveyed.
SAID right of way shall be limited to the service of not more than two
one-family residential building lots. The said westerly boundary of
said right of way is described as follows:
BEGINNING at a point on the northerly line of Main Road. Said point
being where the westerly boundary of lands now or formerly of
Sledjeski and the easterly boundary of premises described as Parcel
"B" herein intersects the northerly side of Main Road. Said point
also being South 64 degrees 10 minutes 10 seconds East along the
northerly side of Main Road, 100 feet from where the westerly boundary
of Parcel "B" is described herein and the easterly boundary of lands
now or formerly of Malis intersects the northerly side of Main Road.
Running thence from said point or place of beginning and along the
easterly side of Parcel "B" described herein: North 23 degrees 00
minutes West 220. 13 feet to a point. Thence continuing along the
easterly side of said Parcel "B" and the westerly side of Parcel "C"
described herein and along lands of Ana Gregori Stillo, North 3
degrees 30 minutes 20 seconds West, 595. 83 feet at which point said
right of way is 15 feet in width and then continuing on as a 15 foot
right of way and continuing to described its westerly boundary again,
North 3 degrees 30 minutes 20 seconds West, 450 feet more or less to
the Long Island Sound.
