Witnesseth,that the party of the first part, inconsideration of Ten Dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beinginNKe East Marion, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a llmunent set in the southerly side of a 247 foot Right of
Way distant 140 feet easterly as measured along the southerly side of said Right of
Way from its intersection with the easterly side of Bay Avenue;
RUNNING THENCE North 64 degrees 53 minutes 50 seconds East along the
southerly side of a right of way 25 feet to lands now or formerly of Woodcock;
RUNNING THENCE South 50 degrees 08 minutes 10 seconds East along lands
now or formerly of Woodcock, 95.38 feet;
RUNNING THENCE South 0 degrees 35 minutes 00 seconds West along lands
now or formerly of Woodcock, 15.72 feet;
RUNNING THENCE South 46 degrees 16 minutes 10 seconds West still along
lands now or formerly of Woodcock, 24.17 feet to lands now or formerly of Raab;
RUNNING THENCE North 43 degrees 19 minutes 40 seconds West along lands
now or formerly of Raab, 114 feet to the point or place of BEGINNING.

of Way, set forth and recited in an Agreement,/ ed in the Office of the Clerk
of the County of Suffolk, in Liber 9310,cp 461. s including all the **

and the parties of the first part being the same persons described as the Grantees,
in a Deed, dated July 20, 1979, recorded in the Office of the Clerk of the County of
Suffolk, on August 2, 1979, in Liber 8669 cp 204.
SUBJECT.to coyenants, easements, restrictions and agreements of record,
if any, and any Statement of facts, which an accurate survey may show, provided that
the same does not render title unmarketable.

party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything wherebythe
said premises have been encumbered in any way whatever,except as aforesaid_
And the party of the first part.in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
