WrrNESSETH, that the party of the first part, to whom letters
testamentary were issued by the Surrogate's Court, Nassau County, New York
r Y on March 3, 1986 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article 11 of the Estates, Powers and Trusts taw, and in consideration of being
partial distribution under the residuary clause of decedent ' s will.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

Dand on the northerly line of a proposed road, said point of
beginning being located as in hereinafter described right of way;
� l RUNNING THENCE along said northerly line of said proposed road
G' V orth 69 degrees 10 minutes 10 seconds West 50 feet;
THENCE North 10 degrees 49 minutes 50 seconds East 285 feet more
or less, to Long Island Sound;
,�� THENCE Southeasterly along said Long Island Sound about 62 feet;
( � U� -O (THENCE parallel to the westerly line described South 10 degrees 40 minutes 50 seconds West 255 feet more or less to the point of
`BEGINNING.
OGETHER with a right of way over the above mentioned proposed road
50 feet in width, the northerly line of which is described as
follows:
EGINNING at the southeasterly corner of the plot hereinabove des-
cribed and running thence three courses as follows:
1. North 69 degrees 10 minutes 10 seconds West 100 feet;
2. North 83 degrees 10 minutes 10 seconds West 360 feet;
3 . South 77 degrees 19 minutes 10 seconds East 125 feet from a
concrete monument near the edge of the Sound Bluff .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said Premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD therecuses herein ranted unto
t the party of the second part, the distributees or successors and assigns of the party of the second para forever.
AND the party of the fust part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
(Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
