Town of Southold, County of Suffolk and State of New York, bounded and described as follows : BEGINNING at a point on the southerly boundary line of land of the party of the second part, North 46 degrees 37 minutes East, 246 feet !I along said boundary line from the easterly line of Young' s Road ; from said point of beginning running along said land of the party of the second part, two courses : (1) North 46 degrees 37 minutes East, 82, 71 feet; thence (2) North 34 degrees 27 minutes 40 seconds West, 71.29 feet to land of Clingen; thence along said land of Clingen, North 50 degrees 39 minutes 20 seconds East, 4.01 feet to land now or formerly of Brown; thence along said land of Brown, South 34 degrees 27 minutes 40 seconds East, 91.24 feet; thence through land of the party of the first part, two courses : (1) South 46 degrees 37 minutes West, 83. 62 feet; thence (2) North 43 degree.; 23 minutes West, 20 feet to the point or place of BEGINNING; containing 1,980 square feet. BEING AND INTENDED TO BE a portion of the premises conveyed to the party of the first part by deed dated September 301, 1952, recorded September 27, 1954 in Liber 3764 of Deeds at page 166. IT BEING the intention of this instrument to convey to the party of the second part a certain strip of land 4 feet in width and 71 feet more or less in length, adjoining the easterly line of land of the party of the second part, which strip of land was excepted from the deed made by Charles L. Young and Evelyn B.
