WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in She Brown's Hills Estates, Hamlet of Orient, Town of
�I Southold, County of Suffolk, State of New York, being more particu-
larly bounded and described as follows: 1
BEGINNING at a point on the northwesterly line of a thirty-three (331 )
.) foot private road known as "North View Drive" four-hundred twenty (C: 01 )3
feet westerly and southwesterly along said line from the easterly
boundary line of land now or formerly of N. Alfred Luce, said point
of beginning being also the division line between the land being COY!- r
veyed by the party of the first part and land now or formerly of
Johnson, formerly of Lap;

RUNNING THENCE along said northwesterly line and the northerly line
of "North View Drive" the following three (3) courses: (1) South 46°
40 ' 00" West 27.43 feet (2) Southwesterly on a curve to the right
having a radius of 119 . 45 feet a distance of 69 . 49 feet (3) South
80° 00 ' 00" West 33.08 feet;
RUNNING THENCE North 190 30 ' 00" West 315 .00 feet, more or less, to
the ordinary high-water mark of. Lona Island Sound;
RUNNING THENCE Easterly along said high-water mark of Long Island
Sound 135. 00 feet, more or less, to land now or formerly of Johnson,
formerly of Lap;
RUNNING THENCE South 19° 30 ' 00" East 255.00 feet, more or less, to
the point or place of BEGINNING.
BEING AND INTENDED TO BE a portion of ' the same premises conveyed to
the party of the first part by deeds by N. Alfred Luce and Joseph M.
Rose dated May 7, 1955 recorded at the Suffolk County Clerk' s Office
on June 1, 1955 at Liber 3897 cp 05, and dated May 12 , 1956 recorded
at the Suffolk County Clerk' s Office on May 15 , 1956 at Liber 4112
cp 399.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
i HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever..

AND the party of the first part covenants that the party of the first part has not done or suffered anything
�lj whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with rection 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this coineyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paving the cost of the improvement and will apply
thv same first to the payment of the cost of the impro count before using any part of the total of the same for
any other purpose.
Thr word "part}'" shall be construed as if it read "parties" whenever the sei;,e of this indenture so requires.
