BETWEEN NORMAN REICH, residing at 1410 Cedar Birch Lane, Orient, New York T Lt)k0 1 J =t I q z party of the first part,and NORMAN REICH ands MARGUERITE 1RENE REICH 'his Wife, both residing at 1410 Cedar Birch Lane , Orient, New York, party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration f paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, C ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the hamlet of Orient, Town of Southold, County of Suffolk, and State of NewYork, and bounded and described as follows : .I �j BEGINNING at an iron pipe on the westerly line of a 50 foot private road, 1309 . 61 feet southerly along said westerly line from the Main Road, said point of beginning being the southeasterly corner of land conveyed or about to be conveyed by the parties of the first . part to Braddick; from said point of beginning running southeasterly along said 50 foot private road on a curve to the left, having a radius of 107. 32 feet , a distance of 200. 0 feet ; thence along land of King Estate, two courses ; (1) South 1° 43' 00" East - 18 , 28 feet ; thence (2) South 47° 31 ' 13" West - 337 , 55 feet to land of Brawner; thence along said land, North 10° 16 ' 20" West - 249 . 54 feet; thence along said land conveyed or about to be conveyed to Braddick, North 60° 52 ' 30" East - 158 . 50 feet to the point of beginning. Containing 44, 343 square feet . Together with a right of way over said 50 foot private road from the easterly corner of the premises westerly and then northerly about 1510 feet to the Main Road. BEING AND INTENDED TO BE the premises conveyed to the grantor herein by deed of NORMAN A. REICH and FRANK J . BRADDICK dated April 19 , 1974 and recorded in the Office of the Suffolk County Clerk at Liber 7829 Page 64 on April 23 , 1975 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
