THIS INDENTURE, made the S1 day of April nineteen hundred and 76
BETWEEN William Howell Edwards, residing at 235 Cercado Lane,
�X Litchfield Park, Arizona 85340, as Executor of the Estate of
Julia Howell Edwards, deceased; the aforesaid Julia Howell
Edwards having died testate on February 29, 1972, a resident of
77 Nassau County, said William Howell Edwards having received
letters testamentary from the Surrogates Court of Nassau
County on June 2, 1972,

feet;
THENCE North 30 degrees 51 minutes 20 seconds West a distance of
19.12 feet;
THENCE North 59 degrees 08 minutes 40 seconds East a distance of
44.65 feet;
THENCE North 18 degrees 23 minutes 50 seconds East a distance of
64. 30 feet to Marion Lake;
THENCE on a tie line of South 60 degrees 35 minutes East a distance
of 17. 29 feet to land now or formerly of McCue ;

or place of BEGINNING.
A portion of the premises conveyed herein is intended to be the
same parcel conveyed to LeRoy G. Edwards from Charles C. Fournier
by Deed dated June 3, 1927 , and recorded in the Suffolk County
Clerk ' s office June 6, 1927, in Deed Liber 1274, cp. 11 . This
parcel. passed to Julia Howell Edwards under the provisions of the
will of LeRoy G. Edwards who died on June 24, 1964.
IIA portion of the premises conveyed herein is intended to be the
same parcel conveyed by Frank S. Thorp and Lois Johnson Thorp
to LeRoy G. Edwards and Julia Howell Edwards by Deed dated
August 2, 1952, and recorded in the Suffolk County Clerk ' s
Office in Deed Liber 3388,cp. 71. Said property passed to Julia
Howell Edwards by Operation of law as a result of the death of
LeRoy G. Edwards.
A portion of the premises conveyed herein is intended to be the
same premises conveyed by Frank S. Thorp and Lois Johnson Thorp
to LeRoy G. Edwards and Julia Howell Edwards by Deed dated July 14, 1951,
and recorded in the Suffolk County Clerk ' s Office in Deed Liber
3259, pg. 193 . Said property passed to Julia Howell Edwards by
( operation of law as a result of the death of LeRoy G. Edwards .
Subject to covenants, restrictions, agreements, easements and
reservations of record, utility easements and rights, and to
zoning ordinances, restrictions and regulations of the Governmental
agencies having jurisdiction.
Subject to covenants and restrictions in Liber 3388, cp. 71 and
( Liber 3259, cp. 193. That portion of the within premises which was
Lconveyed by Frank S. Thorp and Lois Johnson Thorp to LeRoy G. Edwards
and Julia Howell Edwards by Deed dated August 2, 1952 and recorded
in the Suffolk County Clerk ' s Office in Deed Liber 3388, cp. 71
lis conveyed together with the rightand easement to pass and repass
li over South Lane, East Lane, ivort_z La;ie and West Lane as laid out
by Frank S. Thorp and Lois Johnson Thorp for access to the highway.
Said portion of the within premises are also conveyed together with
the right to use the beach along Gardiner ' s Bay as described in and
restricted by the aforesaid Deed dated August 2, 1952, for bathing
and similar privileges with an easement for a right of wayovep the
path leading from South Lane to said beach, such use to be subject
to such reasonable restrictions as may be imposed by Frank S. Thorp
and Lois Johnson Thorp and to be in common with other persons to whom
, similar rights may be granted by the aforesaid Frank S. Thorp and
IiLois Johnson Thorp, the party of the second part hereby covenanting
j,and agreeing to pay to Frank S. Thorp and Lois Johnson Thorp ten
jdollars ( $1.0. 00) per year for the use of such beach, this to be paid
to the said Frank S. Thorp and Lois Johnson Thorp in advance on the
;(first day of January in each and every year.
