successors and assigns of the party of the second part forever,
ALL. that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ilx&x located at Orient, in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lots Nos. 8 and 9, parts of Lots Nos.
1 and 2, part of Munn Lake Park, part of Munn Lake, a portion of the Beach
Reserved Area, a small triangular parcel of land bounded on the north by North
lane and on the south and east by the Circle, a portion of North Lane, Munn Lane
and the Circle, on a certain map entitled, "Map of Bungalow Sites-Mantaloking
Hills" filed in the office of the Clerk of Suffolk County on September 19, 1908 as
Map No. 620, when taken together are more particularly bounded and described as
follows:
BEGINNING at a monument set in the easterly line of the above mentioned map
at the northeasterly corner of the premises about to be described, said point also
being the southeast corner of land now or formerly of Dorman; running thence
from said point or place of beginning, along land now or formerly of the Dyer Estate,
the following two courses and distances:
(1) South 0 degrees 53 minutes East 301. 50 feet;
(2) South 11 degrees 12 minutes West 28. 45 feet to land now or formerly of
G. Mayer; thence along said land, South 83 degrees 30 minutes West 183 feet to
the easterly side of "the circle"; thence in a southerly and southwesterly direction
along the easterly and southeasterly sides of "the circle", 190 feet more or less, a
tie line connecting the northerly and southwesterly terminus of said irregular arc
being South 57 degrees 45 minutes West 179, 42 feet; thence North 54 degrees 22
minutes West 19. 81 feet to a monument; thence along land now or formerly of S.
Dorman, North 3 degrees 12 minutes 10 seconds East 313. 11 feet to a monument
set in the southerly line of North Lane; thence through North Lane, North 28
degrees 57 minutes East 19. 61 feet; thence along land now or formerly of C. Mayer,
the following three courses and distances:
(1) North 28 degrees 46 minutes 10 seconds West, 55. 30 feet;
(2) North 9 degrees 07 minutes East 128. 54 feet;
(3) North 11 degrees 52 minutes Fast 50 feet to the ordinary high water mark of
Long Island Sound; thence easterly along the ordinary high water mark of Long
Island Sound as it meanders on a tie line of South 64 degrees 08 minutes East
139, 87 feet to land now or formerly of G. Mayer; thence along said land the
following three courses and distances:

or formerly of the Dyer Estate, the point or place of beginning.
TOGETHER with a right of way in common with others, for ingress to and
egress from the above described premises over the streets shown on the above
described subdivision map to the Main Road.
TOGETHER with all of the right, title and interest of the party of the first
part of, in and to all of the roads shown on said subdivision map.
BEING and intended to be the same premises conveyed to the party of the first
part herein by deed dated March 2, 1974 and recorded in the Suffolk County Clerk's
Office on March 7, 1974 in Liber 7600 of deeds at page 530.
