WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
tipaid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of Iand,)4Kltta situate,

State of New York, and being more fully bounded and described as follows:
BEGINNING at a point on the Southeasterly side of a 50 foot Private
Road, said point being 120.00 feet northeasterly from the intersection of

SoLtheasterly side of the 50 foot Private Road;
RUNNING THENCE North 64 degrees 51 minutes 10 seconds East along said
50 foot Private Road 120.00 feet to a point;
TRICE South 25 degrees 08 minutes 50 seconds East 128.04 feet to
land now or formerly of Northern Oyster Company;
THENCE South 68 degrees 09 minutes 00 seconds West along last mentioned t

Southeasterly side of the 50 foot Private Road, at the point or place of

TOGETHER with a right of way for ingress and egress over said 50 foot
private road leading from the northeasterly corner of the premises herein
described and running westerly about 620.00 feet to Shipyard Lane.

SAID PREMISES being the Easterly one-half)of the premises conveyed by
Joseph Cherepowicz and Sophie C erepowicz, his wife to Lawrence Geoghegan,
Annette Kelly and Vivian Kelly, all residing at 104-48 91 Avenue, Richnond Hill, r.
New York by deed dated May 20, 1967 and recorded February 6, 1963 in the Office
of the Clerk of the County of Suffolk in Liber 6300 at page 402 and 403.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to an% streets and
roads abutting the above described premises to the center lines thereof: TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE. AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that tit party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
