party of the first part,and GEORGE KIOUZELLIS, residing at 3101 Buhre Avenue,
Bronx, N. Y. 10461
party of the second part,
Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
u the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors

1 \ All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,lying and
being in the hainleL of East Marion, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a monument on the easterly line of Rocky Point Road, 275
feet southerly along said easterly line from Aquaview Avenue, said point of beginning;
being the southwesterly corner of land of Farmakidis, from said point of beginning;
running along said land of Farmakidis, north 77° 191 50" east, 125 feet to a monurnen.t;
thence along land now or formerly of Washburn, south 130 451 10" east, 125 feet to
land now or formerly of Berrill; thence along said last mentioned land, south 77° 1.9'
f 50" west, 125 feet to the easterly line of Rocky Point Road; thence along said easterly
line of Rocky Point Road, north 13° 451 10" west, 125 feet to the point or place of
�\ BEGINNING.
SUBJECT to any state of facts an accurate survey might show, and to
covenants, restrictions, easements, agreements, reservations, and zoning regular-ions
of record.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed made by Maria Kantarzis, dated July 24, 1973, and recorded
in the office of the Clerk of the County of Suffolk on September 11, 1973 in liber 7489
at page 584.
The conveyance hereunder is subject to a certain mortgage executed by
Steven Macros as mortgagor to Southold Savings Bank as mortgagee, which mortgag is
dated July 24, 1973 and was recorded on September 11, 1973 in the office of the C:.e:.kci
Suffolk County in liber 6853 of mortgages at page 86 and on which mortgage there '.s row
due the sum of $23, 293. 92 with interest thereon at the rate of 7-1/2 % per annum kern
7/24/75 and that the grantee hereby assumes and covenants to pay such mortgage dekt
and interest as part of the consideration for this conveyance.
Together with all right, title and interest, if any, of tha party of the first part in and to any streets and roads abutting _
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust

fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay-
ment
ayment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires. i
