ALL. that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

Suffolk and State of New York, bounded and described as follows :
BEGINNING at a concrete monument set on the westerly line of Lot
147 as shown on a certain map entitled, "Amended Map A, Peconic Bay
Estates , situate at Arshamomaque, Town of Southold, New York", made
by Otto W. Van Tuyl, dated May 12, 1933, filed in the Suffolk County
Clerk's Office as Map No. 1124 which point of beginning is 60 feet north-
erly along the westerly line of aforesaid Lot 147 and Lot 148 from the
northeasterly corner of Lot 540 as shown on said map and is the north-
easterly corner of the premises herein described; and from said point
of beginning;
RUNNING thence South 16 degrees 59 minutes 20 seconds East, along
the westerly line of the aforesaid Lot 147 and the westerly line of Lot
148, a distance of 60 feet to a concrete monument which monument is on
the northeasterly corner of Lot 540, as shown on said map;
THENCE South 73 degrees 00 minutes 40 seconds West, along the north-
erly line of Lots 540, 539 and 538, as shown on said map, a distance of
125 feet to a pipe located on the easterly line of a certain 50 foot
right of way, leading to Island View Avenue; said point being the
northwesterly corner of said Lot 538;
THENCE North 16 degrees 59 minutes 20 seconds West, in a prolong-
ation northerly of the westerly line of said Lot 538 and along the
easterly line of said 50 foot right of way, a distance of 60 feet to a
concrete monument;
THENCE North 73 degrees 00 minutes 40 seconds East, 125 feet to a
concrete monument, the point or place of Beginning.
TOGETHER with an easement of ingress and egress over the 50 foot
right of way adjoining the premises herein described running from the
northwest corner o�fJ the premises herein described to Island View Avenue.
