THIS INDENTURE,made the 3 day of March , nineteen hundred and seventy—six
BETWEEN LORAINE STROHMEYER, individually and as Executrix of the
Last Will and Testament of Walter J. Strohmeyer, deceased, '

party of the first pant, and CHARLES C. GALARDI and JANE D. GALARDI, his
wife, residing at
Laurel, New York

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Hamlet of Orient, Town of Southold, County•of Suffolk ,
and State of New York, bounded and described as follows:

Strohmeyer, North 46 degrees 37 minutes East 192 feet along said
southerly boundary line from the easterly line of Youngs Road;
from said point of beginnings running thence North 34 degrees
27 minutes 40 seconds West 80.94 feet to land of Clinger; thence
North 50 degrees 39 minutes 20 seconds East 139 .56 feet to land
now or formerly. of Brown; thence along said land now or formerly
of Brown South 34 degrees 27 minutes 40 seconds East 91.24 feet
to land of Edward W. Latham; thence along said land of Latham
South 46 degrees 37 minutes West 83.62 feet; thence North 43
degrees 23 minutes West 20 feet; thence South 46 degrees 37 minutes
West 54 feet to the point or place of beginning.
TOGETHER with a right of way over the 20 foot strip of land
adjoining premises on the south.
BEING AND INTENDED TO BE a portion of the same premises conveyed to
Seller by Deed dated i4*X5, 19Sr recorded J>lp*2t, 1931r in Liber
31.1 of Deeds page 24C1., and the premises conveyed to seller by
deed March 18, 1975 recorded March 21, 1975 L 7813 cp 522.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances"
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first pant covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
