WITNESSETH, that the party of the first part, in consideration of

ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being in the
Village of East Marion, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows : Beginning
at a monument on the easterly line of Rocky Point Road at the south-
westerly corner of land of Linwood Perham and Ruth Perham and being
the northwesterly corner of the premises herein described, and runn-
ing along said land of Perham and along land xonveyed or about to
be conveyed by Wayland C . Brown to Edwin H. King, N. 71° 09 ' 30" E.
three hundred eighty-three and ninety one-hundredths (383.90) feet
to land of Muir; thence along said land of Muir S. 9° 081 E. one
hundred seventy-four and sixty-five one hundredths (174.65) feet to
a point and other land of the arty of the first part; thence along
said land last mentioned S. 71 9 09 ' 30" W., three hundred eighty-five
and eighty-seven one hundredths (385.87) feet to said easterly line
of Rocky Point Road; thence along the easterly line of Rocky Joint
Road N. 8° 031 W. one hundred seventy-five (175) feet to the point of
beginning. Containing 1.5227 acres.
RESERVING, however, unto the party of the first part a 20 foot
strip along the northerly side of the promises hereinbefore described
and running from Rocky Point Road to the land now or formerly of Muir.
SUBJECT to mortgages now of record which the party of the second
part hereby assumes and agrees to pay in the amount not exceeding
w22,500.00-
That the title fee herein and the lien of any mortgages shall
not merge and shall be considered separate and apart whether now
held or to be held by the party of the second part.
