THIS INDENTURE, made the day of OctobEr nineteen hundred and seventy

party of the first part, and STANLEY WOLFE and GOLDIE WOLFE, his wife, as tenants
by "the entirety, both residing at 545 West End Avenue, New York,
New York 10024

p) WITNESSETH, that the party of the first part, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

LAIA. that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingkx*xx at East Marion, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows-.-
BEGINNING at a point on the southerly shore line of Marion Lake
where same is intersected by the easterly line of land now or formerly
of East Marion Land Improvement Company, being also the westerly line
of the premises; running thence South 34 degrees 12 minutes 40 seconds
East one hundred thirty-eight (138) feet to a monument set on the
northerly line of a private road which runs easterly' from Bay Avenue
and which is known as Rabbit Lane; running thence along said private
road, North 51 degrees 24 minutes 50 seconds East a distance of fifty
(50) feet; running thence North 34 degrees 12 minutes 40 seconds West
a distance of one hundred thirty-eight (138) feet, more or less, to
the southerly shore line of Marion Lake; running thence in a general
westerly direction along the southerly shore line of Marion Lake to
the point or place of beginning.
TOGETHER with a right of way over said private roadway known as
Rabbit Lane sixteen (16) feet in width running from said premises to th
easterly line of Bay Avenue.
TOGETHER with all the right, title and interest, if any, of the
party of the first part of, in and to the land under the waters of
Marion Lake adjoining said premises on the north.
BEING and intended to be the same premises conveyed by John F.
Brown to Dorothy Abbott and Ann Clark by Deed dated June 30, 1965 and
recorded in the Suffolk County Clerk' s Office on July 1, 1965 in
Liber 5772 of Deeds at Page 118, which premises were thereafter
conveyed to Dorothy Abbott, the party of the first part herein.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
SUBJECT to a mortgage held by Southold Savings Bank in the amount
of $2,500.00, now reduced to $1,373.26, with interest at the rate of
6% per annum from September 30, 1970 (Liber 4688 mp 113) .
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written.
