TAYLOR and JOHANNA TAYLOR, his wife, ' CZ both residingit >_dland Drive, Colchester, Connecticut, 1 x t; party of the second parte WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration , paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs #� or successors and assigns of the party of the second part forever, ' ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being td#x at Orient, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the westerly line of a 50-foot private road, 224. 61 feet southerly along said westerly line from the Main Road, said point of beginning being the southeasterly corner of land of Wilson; from said poi10nt of beginning running along said westerly line of said 50 private road, S. 16' 20" E. - 135. 0 feet; thence along land of the party of the first part, S. 79° 43' 40" W. - 150, 0 feet to land of Chapman; thence along said land of Chapman, No. 100 16' 20" W. - 135. 0 feet to said land of Wilson; thence along said land of Wilson, N. 790 43' 40" E. - 150. 0 feet to the point of beginning. Together with a right of way over said 50-foot private road from the southeasterly corner of the premises northerly about 360 feet to the Main Road. Edwin H. King, one of the grantors herein is the same person who acquired title from William L. Latham and Pauline H. Latham, his wife, by deed dated 3/15/1917 recorded 3/27/1917 in Liber 944 cp. 481. - REAL ESTATE STATE OF NEW YORK � TRANSFER TAX o� e e t. of �`�' fxBtion APR2870 O 4. 4 O Dept. 5 & Finonte p.6.10945 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first pard covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to,'receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvemeht before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
