This conveyance is subject to the following restrictions:
1. No trailers shall be kept ar, parked on said premises .
2 . No outside toilets shall be erected or used on said premises.
3 . No animals, other than household pets, shall be kept on the said
premises.
4. The said premises shall not be used as a chicken, duck or poultry
farm or for the carrying on of any noxious, dangerous or offensive
trade or business.
5 . All buildings shall have a peaked roof.
6. All lumber used on the outside of any building shall be new lumber.
7 . No dwelling shall be erected on said premises at a cost of less than
$2500 or within twenty (20) feet of the easterly line of Cedar Drive.
8. No garage shall be erected on said premises except within twenty
(20) feet of the easterly line thereof.
9. No fence shall be constructed on said premises of greater height than
four (4) feet.
TOGETHER WITH a right of way running with the land hereby described
over a strip of land lying between the northerly line of Aquaview Avenue
and Long Island Sound, more particularly described as follows:
BEGINNING at the southwesterly corner of land heretofore conveyed to
Alexander Lehrman and running thence westerly along said northerly line
of Aquaview Avenue, forty-five (45) feet to land of Stewart; thence along
said land of Stewart North 7 degrees 10' 10" West two hundred sixty (260)
feet more or less, to Long Island Sound, thence easterly along said Long
Island Sound fifty-nine (59) feet, more or less, thence along said land
of Alexander Lehrman S . 4 degrees 10 ' 10" East two hundred eighty (280)
feet,more or less, to the point of BEGINNING.
